Work is well underway on a brand new scheme of industrial units in Bedfordshire that is set to appeal to tenants looking to benefit from proximity to the £1 billion road improvement programme at the A1’s Wyboston interchange.
Venture Business Park, Colesden is under 2.5 miles from the key road network interchange and is where Eddisons is acting as the agent on the letting of the units at the scheme which are scheduled for build completion by the first months of next year.
Anchored around nine separate units ranging in size from 1,744 sq ft to 4,177 sq ft, Eddisons advises that the units are available to let individually or, in combination and subject to build stage, up to a maximum of 21,064 sq ft if larger floor area layouts are required by occupiers.
Each individual unit has allocated parking nearby and loading doors, with electronic roller shutter doors to the main warehouse area and separate glazed, pedestrian access to the reception/office area and staff welfare facilities. Each unit is provided with allocated parking space on site.
Venture Business Park is 6 miles from Bedford and 4.3 miles from St Neots town centre. The Wyboston/A1 interchange upgrade, scheduled to complete in 2027, is set to improve East-West connectivity between Milton Keynes and Cambridge, as well as improving traffic East/West and North/South traffic flows at this key intersection.
Location in this growth corridor was vital for the developer - May Properties U.K. Ltd - in Venture Business Park being its first commercial scheme of this kind.
Amit Radia, Managing Director, May Properties U.K. Ltd explains, “In our site selection, proximity to regional and national transport routes were pre-requisites for our debut development. In terms of position, unit design and the layout, we see Venture Business Park as a scheme that will support growing businesses through scale and convenience.”
Matthew Hunt, Associate Director, who is leading Eddisons’ agency in the letting of the units at Venture Business Park, is advising potential tenants interested in the units, to register interest as soon as possible.
He said, “This brand new scheme sits in the heart of a growth corridor that is a key area identified for further infrastructure investment, supported by central government policies.
“As such, it’s a first class opportunity for occupiers requiring access to the A1 and onward routes across the country’s national transport network from the East of England and London’s northern home counties.”
