Need for space sees CANTO Learning co-locate in village setting

A Northampton-based charitable education and day service provider for adults with learning disabilities will be operational from new co-located premises from mid-January, after our team work as its agent.

CANTO Learning - whose main premises will remain at Willis House on Tonmead Road in the Lumbertubs area of Northampton - has secured a lease for additional space in which to deliver its services at 6 South Lodge offices in the village of Ecton, between Northampton and Wellingborough, which was a joint agency instruction between us and Fisher German.

The new co-location sees the charity with 1,605 sq ft of additional operational space in a courtyard setting of offices in a more rural setting than its main site.

CANTO Learning, which has been based in Lumbertubs for the past decade, identified the need for additional space in considering the needs of its increasing number of students which, currently, numbers 150.

Internal   6 South Lodge Ecton   co location for CANTO Learning   Eddisons December 2025In seeking appropriate new premises in which to accommodate its expanding student base and also be a commutable co-location for its 65 staff, the charity was looking for about a month before finding 6 South Lodge which, in fact, was the first property it saw.

Head of CANTO Learning, Charlotte Dear, said, “The location, the setting and the quality and layout of the accommodation at 6 South Lodge ticked all of the boxes for us.

“As a co-location for students and staff, it’s perfectly situated with a set-up that factors in the ongoing expansion of our services.”

Amanda Lawrence, who led Eddisons’ agency on 6 South Lodge added, “The fit between the type and layout of the accommodation in 6 South Lodge couldn’t be more suited to the services and the culture of CANTO Learning.

“The fact that it was the first property that Charlotte and her team had seen speaks to how good a fit the premises and its new tenant are. It’s a very satisfying deal done for all parties.”
