BTG Eddisons has been instructed on the sale and letting of 16 newly built hybrid units at Boundary Lane Business Park in South Hykeham, Lincoln, with surveyor Jasper Nilsson leading the instruction from the firm's Lincoln office in joint agency with Pygott & Crone.
The scheme has launched into a market where Lincoln's small-unit stock has thinned considerably over the past two years, and where occupiers wanting both workshop space and a proper office under one roof have had limited options. Five of the 16 units have already gone, with four sold subject to contract and one let agreed.
Boundary Lane Business Park
Boundary Lane Business Park comprises 16 units arranged across two terraces, each finished to an EPC A rating. The ground floors provide industrial accommodation with a fitted disabled WC, and the first floors offer open-plan office space with air conditioning, shower facilities, and separate WC provisions. Each unit comes with allocated parking, with overflow spaces available across the site.
The units fall into two size bands:
- Twelve units at 154.77 sq m (1,666 sq ft), priced at £275,000 or £16,500 per annum exclusive.
- Four larger units at 187.5 sq m (2,018 sq ft), priced at £330,000 or £20,000 per annum exclusive.
The developer is open to combining units, subject to availability, which gives larger occupiers a route to up to 1,800 sq m (19,382 sq ft) on a single site. The freeholds are available with vacant possession; lettings are on new, effective FRI terms.
The location
The site sits off Boundary Lane, an established commercial pitch alongside Buildbase, Pennells Garden Centre, GBM Skip Hire, Roe Hire, and a cluster of car dealerships. The A46 dual carriageway is around half a mile away, giving direct access into Lincoln city centre via the bypass and onward to the A1 at Newark. The proposed Lincoln Southern Bypass route runs close to the site and would, if delivered, sharpen the location further.

Specifications
The Class E(g) consent gives the units a broad permitted use across commercial, business, and services categories, which widens the occupier pool beyond the conventional light-industrial tenant. The hybrid format is built for businesses that have outgrown a serviced office but don't need a standalone warehouse: trade counters, specialist contractors, e-commerce operators with a small fulfilment element, and professional services firms looking to consolidate workshop and front-of-house functions.
Whilst headline rents in the East Midlands have eased from their 2024 peak, well-specified small units in established locations have held up. Lincoln's industrial pipeline remains modest, and new stock at this size band has been slow to come through.
