Construction commences as third phase of Eagle Business Park takes flight

The third phase of Eagle Business Park in Yaxley, south of Peterborough, is underway now that the main construction programme for a 350,000 sq ft extension to the park’s existing site on Broadway has commenced this autumn.

BTG Eddisons' team is acting as joint agent with Tydus on this latest phase of Eagle Business Park where approved plans will see business units from 5,000 sq ft to 100,000 sq ft take shape as work moves forward on site.

The new units in this third phase have been designed to meet the needs of growing businesses across the light industrial, trade counter and mixed-use commercial sectors locally and across the region - particularly owner-occupier businesses or property investors.

Agents at BTG Eddisons in Peterborough have a long-established professional relationship with Eagle Business Park - some having been involved with every phase of its development by Barnack Estates since the pioneering days of the first phase of Eagle Business Park in 2008 when it broke ground on a virgin site on Broadway.

Alongside its neighbouring commercial developments of Discovery Business Park and Enterprise Park - where BTG Eddisons also acts as agent - Eagle Business Park has delivered more than half a million sq ft of new employment space where over 240 companies are based.

According to Gavin Hynes, property agency Managing Director (East), Eagle Business Park was the trailblazer for establishing the south side of Peterborough as a key commercial location in the A1(M) corridor.

He said, “Eagle Business Park picked up on Peterborough’s central area industrial unit legacy and refreshed its offer to modern business occupiers.

“It has become a destination in its own right in offering a trading location where businesses can co-locate and benefit from a thriving commercial community pioneered by the developers of Eagle Business Park.

“It seems fitting that, ahead of its twentieth anniversary in 2028, the park continues to look to the future of the Peterborough area’s commercial importance by moving forward with this third phase now.”
