A brand-new business park has been launched onto the market by our Kettering property agency team, providing high-quality, light industrial business space for the East Midlands growth corridor and the Oxford-Cambridgeshire Arc.
Apollo Business Park at Souldrop, Bedford, is a speculative, new-build industrial scheme of 14 units, positioned off the A6 trunk road, nine miles from Bedford and 16 miles from St Neots.
Work is just starting on the site that will see the courtyard scheme of units, ranging from 1,300 to 3,000 sq ft, available for occupation next Spring.
With the freehold units aimed at attracting owner-occupiers and investment interest in the launch phase, Eddisons belives that Apollo Business Park should lessen demand for high-quality, modern, light industrial units that are smaller than the warehouses that have characterised the commercial property landscape in the East Midlands over the past decade.
Mark Budworth, Kettering director and agency lead of Apollo Business Park, explains: “The big sheds, of course, meet the need of logistics, supply chain and manufacturing operators who need a regional hub in this key area.
“But the squeeze on availability of smaller units has seen rents rise for light industrial occupiers - and often on quite old stock - simply because of the lack of supply.
“At Apollo Business Park, the cost of purchasing a freehold may virtually be funded by the equivalent rent PSF that some tenants in the Park’s catchment area will be already paying. Plus, there’s the added security of owner occupation and the scope for increasing investment value in a fast growing, high profile part of the country.
“The fact that Apollo Business Park is a speculative development demonstrates confidence in the demand from operators in this light industrial slice of the regional market. There is already good interest from owner-occupiers to purchase, with several local companies already looking to secure units off plan.”
