Agent acts on North Cambridge development land freehold opportunity

The freehold of almost 5 acres (4.89 acres, approximately) of development land in an expanding Cambridge district, two miles north west of the city centre, has just been launched for sale for offers in excess of £7.5 million through BTG Eddisons as the sole agent.

The land, known as the North Cambridge Academy site, is currently used as overflow parking provision and surplus playing field area on Arbury Road. The site is within the King’s Hedges district of Cambridge - between the Histon and Milton Road junctions of the A14 - within one mile of the Cambridge Science Park.

In the emerging Draft Greater Cambridge Local Plan, the site has been allocated and identified for residential, sporting and community uses. A pre-application for residential development of up to 120 dwellings was submitted in 2024 on a slightly reduced site size than that for sale now.

While, predominantly, a residential neighbourhood district of Cambridge, the area in which the land for sale sits does have commercial and community facilities and amenities. Orchard Park and the Cambridgeshire Guided Bus scheme have all been landmark schemes within the same district over the past two decades.

BTG Eddisons advises that the proposed demolition and redevelopment of the existing Arbury Court scheme, opposite its agency’s land instruction, sees 200 mixed tenure residential schemes, commercial and community facilities proposed, including a library and public play area.

Mark Critchley, of BTG Eddisons, who along with Ben Green is leading the agency in the sale of the North Cambridge Academy site, said, “This is a significant site that has come forward for sale at time when there is much focus on North Cambridge as the site around the railway station develops out towards the prime business park locations in this part of the city.

“We are inviting offers in excess of £7.5 million for the freehold interest. Conditional and unconditional offers will be considered.”
