The St Albans office market has experienced a much-needed positive transformation over the past year, and Kirkby Diamond, now part of BTG Eddisons, has been at the forefront of this resurgence.

"2025 proved to be a significantly stronger year for the St Albans office market compared with 2024, with early 2026 showing continued signs of increased enquiry levels. In 2024, total office take-up in St Albans was under 20,000 sq ft, whereas 2025 saw over 100,000 sq ft transacted, with approximately 160,000 sq ft either let or under offer.

This uplift was driven primarily by several larger transactions, including occupiers such as Skechers, Co-Space, Lumin Wealth and Cisco. As a result, the market has been transformed, with take-up remaining firmly focused on “best in class” office space at buildings including Verulam Point, Abbey View, Jubilee Square and 45 Grosvenor Road.

Available stock levels have reduced dramatically, which I expect to have a major positive impact on St Albans, bringing hundreds of additional workers into the city centre. This should create notable knock-on effects for local shops, restaurants and bars.

While the majority of transactions in 2025 were for office space of 5,000 sq ft and above, December and January have seen a marked increase in enquiries for offices below 2,500 sq ft, which is extremely encouraging. Much of 2024 and early 2025 was still influenced by the after-effects of COVID, with fewer lease events due to the typical five-year lease cycle. However, the outlook for 2026 remains positive, with strengthening demand expected to continue.

Overall, St Albans is well positioned to benefit from the return of office occupiers, which should further enhance the vibrancy and sentiment of the city centre."
