Project
A property owner instructed us to undertake a Red Book valuation of a freehold veterinary practice situated on the outskirts of a market town in northern England. The building, a converted two-storey property with on-site parking, had been adapted over time for clinical and administrative veterinary use.
The client required a formal valuation for strategic planning purposes, including refinancing and potential restructuring of ownership. Due to the commercial sensitivity of the practice, our instruction was covered by a non-disclosure agreement.
Approach
A full site inspection was carried out, with a focus on the functional layout, building condition and veterinary-specific adaptations. We followed the RICS guidance and applied adjustments for property type, location and specification.
While we were aware of the practice’s trading position, our valuation remained focused on the real estate, not the business.
Results
Our report provided the owner with a clear valuation backed by current market data and sound professional judgement. It helped the client progress in refinancing discussions and explore future investment options with greater confidence.
This Red Book valuation for a veterinary practice presented a fantastic opportunity for the team to apply their specialised knowledge in a commercially sensitive environment, ultimately providing the client with crucial data for their strategic financial planning.
