BTG Eddisons was appointed to deliver a major roof refurbishment scheme at Bluewater Shopping Centre, acting as contract administrator from inception through to completion. The brief included identifying an appropriate remedial solution, preparing detailed specifications, coordinating the project team and managing the tender process.
Approach
Specialist investigation surveys informed the refurbishment strategy, which addressed the existing roof defects and established the most suitable remedial solution.
The works included cleaning the existing single-ply roof covering, removing debris and saturated insulation, and installing a reinforced PMMA liquid waterproofing system across approximately 27,000 sq m of roof area.
The 59-week programme was divided into five phases to minimise disruption to the operational shopping centre. A key consideration was the removal and reinstatement of service walkway decking, allowing the full roof area to be waterproofed while maintaining safe access to critical M&E plant.
Working patterns were carefully coordinated, combining out-of-hours, early morning and standard working hours to ensure the centre remained fully operational throughout the refurbishment.
Results
The project was delivered on programme and within the client’s operational requirements. The completed refurbishment provides a robust waterproofing solution backed by a 20-year warranty, securing the long-term protection of the asset.
The works also prepared the roof for the subsequent installation of a solar PV system, supporting the centre’s future energy and sustainability objectives.
