Property management of brand new industrial scheme, Boundary Park, Northampton on behalf of HRJ Enterprises Ltd.
The overseas-based client had recently purchased 14 brand new industrial units, ranging in size from 2,063 sq ft to 19,206 sq ft, from the developer and Eddisons was appointed as the property manager on referral from the firm’s building consultancy who conducted the pre-acquisition survey on behalf of the client.
Approach
Eddisons took on the property management function at the point of purchase. As a brand new scheme, the units were empty but the development is in a landscaped setting, with bicycle parking & EV charging point as features, alongside the EPC A & BREAAM ‘very good’ rated scheme and a GSM gate system installed at the site’s boundary.
In the units being marketed by two property agents over a significant period of time, co-ordination between all parties was a key aspect of the property management function as the new tenants integrate.
In addition to the general services of rent & service charge collection, there have been various updates to be overseen and also the accommodating of new-build snagging elements in acting for the client.
Results
Twelve months on, and the units are being occupied and business activity is shaping the profile of Boundary Park as it transitions from its new-build development phase to beginning to become a modern workplace for today’s industrial occupiers.
Eddisons’ property management team continues to ensure the smooth running of the park in looking after the interests of the client.
