Lincolnshire Co-op appointed Eddisons to manage the renovation of a former builders’ merchant on Bridge Street, Horncastle, into a new funeral home.
Lincolnshire Co-op’s existing funeral home had outgrown its premises on Horncastle’s Market Place and was relocating to the former site of Travis Perkins on nearby Bridge Street in order to provide more modern facilities, with a particular focus on accessibility on one, single level for visitors and dedicated parking with blue-badge spaces.
The Bridge Street site is in Horncastle’s Conservation Area. The design for the conversion by Framework Architects reflected this in paying homage to the building’s heritage through a restored frontage and reinstated entrance on Bridge Street as well as specification of building materials in keeping with the Georgian origins of the original building.
Down the years, and before its immediate past use as a builders’ merchant, the building had been occupied for a number of commercial uses including as a traditional draper’s shop in the 1950s.
Approach
Eddisons provided full Project Management and Quantity Surveying services, from providing original cost plans to tailoring the scheme, tendering and producing contract documents, as well as managing and minuting the scheme via monthly project meetings.
Grimsby-based Topcon Building were the contractors for the building conversion project which included extensive works to the roof and the restoration of the original windows - many of which had been blocked-up by previous occupiers - to modern glazing standards while respecting the building’s place in the town’s Conservation Area.
The programme of works to the interior was comprehensive in needing to meet the requirements of the funeral home’s eight-strong team of staff and their very sensitive occupation, as well as the more public facing rooms for visitors.
Specific features of the conversion programme included exacting requirements for temperature-controlled environments as well as the creation of an accessible layout for the chapel of rest and private, family spaces.
Results
Work began in March 2025 and the project came in on-budget and on-time with a handover to the client in readiness for an open day to showcase the new, much-improved and accessible facilities in October 2025, the month in which the funeral home became the client’s new location in the town.
