In late 2019, Limes Estates Ltd, a private property company with a diverse UK portfolio, appointed Eddisons’ Lincoln office to take over service charge management across three key sites: Northgate Retail Park in Newark, Lakeside Retail Park in Scunthorpe, and Sibthorpe House in Lincoln. These sites host major retail occupiers such as Currys, TK Maxx, Boots, and Next, alongside regional office tenants like law firm Bridge McFarland.
Approach
Our Commercial Property Management team was tasked with overseeing day-to-day operations at each site, including the appointment and coordination of contractors, maintenance and repairs, and ensuring full health and safety compliance was upheld. We quickly established clear communication channels with Limes Estates and their tenants to ensure a proactive and transparent management approach.
When the COVID-19 pandemic hit, the need for responsive and adaptive property management became critical. National lockdowns created significant operational challenges, particularly for retail occupiers who were forced to close or restrict trading. Despite limited site access, we maintained continuity through regular remote updates, tenant liaison, and responsive issue resolution to ensure each property remained compliant and COVID-secure.
Results
Eddisons delivered a consistent and hands-on management service, reassuring both landlord and tenants during a period of uncertainty. Our strong relationships and open lines of communication allowed us to implement changing government guidance quickly and respond to evolving tenant needs with ease.
The portfolio remains well-managed and operationally resilient, with tenant confidence maintained throughout. Our approach has reinforced Limes Estates’ trust in us as a reliable partner in asset management, offering stability, clarity, and professional expertise when needed most.
