Letting of 7,700 sq ft: Russell Square House, London

Vistra instructed BTG Eddisons in spring 2025 to advise on 7,700 sq ft of office space at Russell Square House, 10–12 Russell Square, London WC1B. The brief covered the refurbishment of the space and its subsequent letting.

Richard Spencer led the instruction alongside Omar Saad. The team advised Vistra on the refurbishment, helping shape the space to meet occupier demand. They then took the space to market to secure a tenant.

BTG Eddisons let the space to Systemiq, with the transaction completing in autumn 2025. The instruction took the space from refurbishment through to occupation within the same year.
