M7 Real Estate instructed BTG Eddisons' Building Consultancy team ahead of a lease expiry at Unit 8 Acre Road, Reading. The brief covered preparation and negotiation of a dilapidations claim alongside a comprehensive refurbishment and ESG/EPC upgrade, including a transition to electric heating, EV charger installation and solar panel integration.
Approach
Mark Pepper prepared a Terminal Schedule of Dilapidations and progressed the claim, while Paul Hazell produced the specification of works and tender documents. The refurbishment replaced the building's external cladding, moved heating and hot water from gas to electric, added EV charging points and a roof-mounted photovoltaic array, and installed LED lighting throughout. Paul explained: "Our client had a very clear ESG framework, and it was important to ensure the works encompassed this." Running the dilapidations process alongside the refurbishment let the team align the claim with the upgrade works and protect the client from inflationary cost pressures.
Results
The dilapidations claim concluded after ten months, and the project reached practical completion within its 16-week programme.
