Portfolio management for North Kesteven District Council

Project

North Kesteven District Council delivers essential services to residents and businesses across 356 square miles of Lincolnshire. The area is defined by flourishing communities, strong local industries, vibrant high streets, and a distinctive leisure and tourism offer.

The council required professional management of its commercial property portfolio, covering 10 sites across North Hykeham, Metheringham, Sleaford and Bracebridge Heath. This community-focused portfolio included industrial, office, and retail space, and formed an important part of the council’s strategy to support local economic growth.

Following a competitive formal tender process, where submissions were assessed against criteria such as experience, support structure, accounting procedures, environmental credentials, and equality standards, Eddisons was awarded the contract in April 2020, with work commencing in August 2020.

Approach

Eddisons’ Lincoln team demonstrated its ability to meet the North Kesteven District Council’s wide-ranging requirements and is now responsible for rent collection, service charge management, budgeting, tenant liaison, and contractor procurement - all whilst adhering to the council’s strict procurement regulations.

Throughout the COVID-19 pandemic, the management team ensured consistent communication with both the council and tenants, helping to maintain strong working relationships and ensure the continued safe operation of the sites.

By working closely with North Kesteven District Council’s economic development team, Eddisons aligned property management with the council’s community-focused mission: supporting local businesses to grow and thrive.

Results

Despite launching the project during the height of the pandemic, Eddisons ensured a seamless transition into management, successfully maintaining rent collection levels and strengthening tenant relationships across the portfolio.

The council’s overarching objective of providing business units that enable local businesses to expand and succeed was fully supported by the management strategy.

The team shares in our vision for North Kesteven including our ongoing work to champion its local economy and ability to attract occupiers and investment. They share too in our values, as a Council which is actively investing and working to ensure businesses in North Kesteven have the space and support they need to succeed and expand.
