Agency acquisition for international intralogistics specialist

Project

Initially with a view to a securing a site for a bespoke, new-build headquarters office for the UK operation of an international intralogistics firm specialising in the commercial aviation sector, Eddisons’ agency team in the East Midlands was instructed to seek and acquire a suitable site in Leicestershire. 

Location was key, but sites were limited and prices proved prohibitive.

Working with the Eddisons’ Building Consultancy services in surveying & assessing scope for refurbishment work, the agency team suggested to the client of the availability and suitability for modification - to meet its identified key requirements - of two established neighbouring office premises on a Leicestershire business park.

Under the client’s instruction, the freehold of the premises were negotiated and acquired with the deal completed by Eddisons.

Project work undertaken by Building Consultancy transformed and amalgamated the two business park buildings to become a modern, high specification headquarters office building meeting the needs of the client.

Approach

The two buildings were opened up at ground floor level, a suite of meeting rooms with a boardroom were created, plus a café/canteen area was installed in the premises where before there had not been one in either property.

Solar PV panels were installed on the roof and EV charging points in the car park.

Following the successful acquisition and subsequent works which delivered the client with a new headquarters in its desired Leicestershire location, Building Consultancy services were further engaged for a project at the client’s site at Heathrow Airport’s commercial & service support complex in West London.

The client was expanding its presence on the site following the launch of a new automated airport security checkpoint baggage handling solution. Pre-acquisition advice by Eddisons saw project work scoped and specified to a tight schedule of six weeks for the Building Consultancy team.

Work undertaken covered multiple aspects including space planning for a comprehensive Category B fit out which included data cabling, reconfiguration of services and the installation of feature walls; CDM 2015 Building Regulations compliance and building control approvals; as well as contract tendering and administration and supervision of snagging - among other vital project management aspects.

Results

Project handover took place on schedule.
