Project management and dilapidations settlement for Royal London Asset Management

Royal London Asset Management appointed BTG Eddisons' Building Consultancy team on a key industrial asset at 105 Midpoint Park, Birmingham. The instruction covered preparing and negotiating a Terminal Schedule of Dilapidations alongside a full internal and external refurbishment, including two new dock-level loading bays, EPC improvement works, and electric vehicle charging infrastructure.

BTG Eddisons provided full contract administration and project management across the £1m scheme, coordinating a client-designed specification and assembling a multi-disciplinary team of M&E engineers, structural and civil engineers, EPC advisors, an approved inspector, principal designer, and PV specialist. A competitive tender process was run ahead of lease expiry, and the four-month construction programme was delivered efficiently and to specification, with the works timed to avoid any void between lease expiry and start on site.

The refurbishment was completed under budget, alongside a £785,565 dilapidations settlement. The scheme achieved an improved EPC rating and secured immediate occupation by a new tenant, with zero void period between lease expiry and re-letting.
