IDYLLIC LIFESTYLE BISTRO CAFE AND LETTING ROOMS in Haverfordwest for Sale.
Nestled just off the stunning Pembrokeshire Coastal path, in the heart of the picturesque village of Solva, this successful and profitable business is perfect for those wishing to operate a lifestyle business which affords them a high quality of life, within an idyllic National Park setting.
LOCATION: Solva is a tourist hotspot renowned for its beautiful sandy cove on the north-western coast of Pembrokeshire National Park, just 3 miles south-east of the Cathedral City of St. David’s, and 12 miles of Haverfordwest. The premises sits proudly above the river Solva as it enters the harbour, and directly fronts the sandy bay and main village car park. The location is truly enviable.
THE BUSINESS: Permitted use: Licensed Bar, Restaurant and Bed and Breakfast. Under previous ownership the business was a simple cafe operation, but our clients identified a gap in the village to give visitors and locals an elegant and outstanding dining venue choice, providing a high standard of food and great service. Additionally, five en-suite letting rooms provided Bed and Breakfast accommodation for visiting tourists. The restaurant accommodates 45 diners inside, plus a further 80 on the paved outside terrace.
THE PREMISES: Ground Floor - 45 cover restaurant with service bar and lounge area. Kitchen with a comprehensive range of commercial quality catering equipment. Ample food prep, wash-up and dry stores areas. Customer toilet.
First Floor - Room 1 - king bed, en-suite shower room and balcony with harbour view. Room 2 - double with en-suite shower room. Room 3 - double room with balcony and harbour view. Shower room with double shower. Large fitted kitchen, dining and living area.
Second Floor - Landing, leading to one double room and one single room. Bathroom with separate shower and bath. For ease of operation (and due to how busy the restaurant operation is), our clients decided to let the rooms to residents on a more long term basis for the time-being, guaranteeing a steadier annual rental income of £23,400 per annum. New owners have the option to revert back to the bed and breakfast option should they so wish. Previous bed and breakfast rates averaged £45 for the single room, up to £95 per night for Room 1. Alternatively, new owners may wish to take back a portion of the accommodation to use as their own personal flat.
TRADING INFORMATION: The business has recovered superbly since the Covid pandemic and turnover for the year to 31st March 2022 has almost doubled on the previous year to £348,533 (excluding VAT). Net profits are substantial for an operation of this kind. Peak Summer months attract up to £20,000 per week in sales (including VAT), and circa £4,000 to £5,000 per week in the colder months, trading just two evenings per week.
Full accounts are available to interested parties following the completion of a formally arranged viewing.
RENT ANDLEASE TERMS: Current rent payable is £35,000 per annum and any rent reviewed increases are limited to a maximum ceiling amount of £40,000 per annum for the entire remainder of the lease to 2033. These are extremely favourable terms and of huge benefit to any new tenant. Also, we understand that the tenants are only responsible for the internal upkeep of the property. The landlord bears responsibility for any external repairs and the building insurance premiums.
