Laboratory investment in Cambridge sold to private investor in £2.77m deal

Eddisons’ Cambridge agency team has sold a Cambridge office and laboratory building to a private investor for £2.77m.

The 11,75 sq ft high quality, recently refurbish Murdoch House building is located off Newmarket Road approximately 1 mile from the Cambridge City Centre.

The premises are currently fully occupied by science-based companies Qkine Ltd and Spotta Ltd.

Eddisons completes £1.9m upgrade project at York school

Eddisons has project managed the £1.9m refurbishment of new dining areas, toilet blocks and classrooms at Millthorpe school, a 1,000-student York high school run by South Bank Academy Trust.

Completed this month, the project has upgraded and modernised outdated areas of the school as well as freeing up the circulation of students and staff through the building by reconfiguring areas where bottlenecks were creating logistical problems and causing lengthy lunchtime queues.

A new external covered dining area, the refurbishment and extension of the existing dining room, upgraded toilet blocks and refurbished teaching areas were all included in the scheme which took Eddisons four months to complete once work began on site this summer.

Declan Williams, a building surveyor with Eddisons’ 60-strong specialist education team, which works with school and college academy trusts to secure government funding for improvement projects and sees them through to completion, said: “We have been working with South Bank Academy Trust for four years after being approached to carry out the initial condition survey.

“Circulation was identified as being a major issue that was disrupting the school day and that was one of our main challenges, to reconfigure the way people travel around the entire school.”

He added: “We have had excellent feedback from the school who have told us that both staff and pupils are enjoying the more orderly atmosphere and increased capacity to serve more people at lunchtimes. Some of the new, modern space we have created is multifunctional so that it can be used either as a dining room or as a teaching area, which has been particularly useful for maximising the space available.”

Eddisons carried out the initial survey into the condition of the school buildings, as well as providing architectural and design services for the £1.9m project and project managing the construction of the new areas.

The warehouse units, each comprising 1,040 sq ft, have been let on 5-year lease at a rent of £10,950 pax.

The new tenants include JFO Communications Ltd, RJR Contracts, Halo Renewables, Provance Media.

Ravens Court is part of phase II of Eagle Business Park, a new industrial warehouse development on a fenced and gated estate, offering steel portal frame units with office space, fibre connection and onsite parking. Eddisons Delivers New London Hub For Urban Tech Logistics Firm Stuart

Eddisons has completed a renovation project to create a new 18,500 sq ft ‘last-mile’ delivery hub in North West London for pan-European tech logistics business Stuart Delivery. Part of DPD Group, the high-tech firm provides scheduled and on-demand food, grocery and retail deliveries to urban areas using a managed fleet and local independent couriers.

Eddisons director Nick Galloway and building surveyor James Barker of the firm’s building and project consultancy team acted on behalf of Stuart to undertake a pre-lease schedule of condition for the firm’s new premises at Standard Road in London’s Park Royal area.

Eddisons also developed a bespoke space plan together with a repair and fit out specification, commissioning new fencing, automatic barriers and gates, and superfast EV charging stations for Stuart’s electric delivery fleet.

New fire alarm installation, LED lighting, corporate signage and electrical enabling works for conveyor systems were also incorporated. Organising building regulations approvals via an approved inspector, the firm also undertook full contract administration and principal designer duties.

Eddisons’ James Barker said: “Stuart’s management team shared our enthusiasm for bringing the property back into use, maximising the sustainability features of the premises and bringing them into a compliant state for the new business operation.”

Eddisons has sold the 32,000 sq ft Jubilee Mill office building near Little Germany in Bradford to independent freight forwarding firm Uniexpress.

Uniexpress, which is headquartered in the city and operates from nine locations across the UK, has relocated its head office from Bradford Business Park to the Jubilee Mill to accommodate the growth of the business, renaming the four-storey property Navigation Point. It now employs more than 70 people in Bradford.

Eddisons associate director Matt Jennings added: “We’re really pleased to have sold Jubilee Mill to Uniexpress. Not only is it great to be able to help a successful Bradford business achieve further growth, it is also really good news that this deal will ensure that jobs remain in the city centre.
