Eddisons secure new office space for local HR consultancy company

A HR consultancy is relocating to a new office in Huntingdon having outgrown its existing serviced office in the town, according to the local office of Eddisons.

Eddisons acted on behalf of the vendor to secure a new lease at 1 Avro Court, Ermine Business Park to HR consultancy company, face2faceHR.

The first floor premises provides 1,052 sq ft of modern office accommodation with parking and is located in a prominent location close to the entrance of Ermine Business Park.

The market town of Huntingdon has been improved over the recent years with the completion of the A14 upgrade between Huntingdon and Cambridge and also benefits from excellent access to the A1.

Eddisons’ Matthew Hunt confirms that the property generated a good level of interest from several local occupiers looking for modern office accommodation in the Huntingdon area.

Eddisons attend Education Estates Show 2021

Eddisons attended the Education Estates Show 2021 at Manchester Centre on 12th and 13th October. This was one of the first events in the calendar to be held face to face since the pandemic, and whilst being mindful of covid safety (vaccine / covid status being checked on entry, hand sanitisers placed around the venue), it felt very much like business as usual.

Manning the stand for the Building and Project Consultancy Team were Partner Ian Harrington, Associate Director Ashley Parkinson, Building Surveyor Ricky Carr, and Head of Business Development Jenny Fram.

Whilst the event was quieter than in previous years, it was a great opportunity to meet both existing and potential clients and to network with colleagues in the industry. It was also a great start to a busy event season, with the Local Authority Property and Estates Show on 20th October, NHS Estates on 9th November and the Schools and Academies Show on 17th and 18th November.

We’re looking forward to meeting everyone attending those events!

The freehold of a warehouse unit in Haverhill has been sold through the agency of Eddisons.

Acting on behalf of the vendor, Eddisons has sold the 64,848 sq ft unit on Hollands Road as part of a sale and leaseback transaction.

The multi-let property comprises three warehouse units – two larger units totalling 57,000sq ft and a third unit offering 1,492 sq ft of space, plus offices and secure compound, set within a site of 2.86 acres.

The new owner intends to occupy part of the unit for their own business and lease the remaining units.

All vacant offices on the site are now under offer through Eddisons.

Hollands Road is located in one of the town’s established commercial areas, close to the Suffolk, Essex and Cambridgeshire borders with good access to the A103 and A11.

Eddisons becomes one of South Yorkshire’s largest property agencies with latest Sheffield acquisition

Property consultancy Eddisons has strengthened its presence in South Yorkshire with the acquisition of long-established Sheffield firm of chartered surveyors, Fernie Greaves.

The deal will see the expansion of Eddisons’ Sheffield office, which was launched in January this year, boosting the team to 13 and creating one of the largest property consultancies in the city.

The new city centre office is headed by director Adrian Lunn who left his role as Lambert Smith Hampton’s regional director for South Yorkshire and the East Midlands to establish Eddisons’ operation in the city. He was joined earlier this year by former LSH colleagues James Dale, who heads Eddisons’ Sheffield valuations team, and plant and machinery valuations specialist Abbie Hickman.

Lunn said: “Fernie Greaves is the perfect cultural fit for us, with more than 150 years’ experience in Sheffield and a multi-disciplinary approach, and we’re looking forward to welcoming George Thompson and his team as the latest addition to the growing Eddisons family.

“The acquisition marks the next step in our South Yorkshire expansion strategy and underlines Eddisons’ commitment to Sheffield. This summer Eddisons was appointed as an estate management services supplier to the Government’s national procurement framework, Crown Commercial Services, enabling the business to provide property support services to the public sector.

Eddisons was the sole agent for Unit 5 and Unit 6 Oak Court – a new development situated close to the entrance of the Lakes Business Park.

Unit 5 Oak Court has been let to Envirotank Herts Ltd, a local water damage restoration service provider. The unit comprises 1,750 sq ft of high quality industrial and office accommodation along with allocated car parking.

Record take up of warehouses at Eagle

The final phase of development at Eagle Business Park continues to break records.

Planning consent was granted by Huntingdon District Council in the summer for four new estatesof Condor, Firecrest, Razorbill and Ravens Courts which comprise the final phase at Eagle Business Park and in total 37 units. Units ranging from 900 to 2,895 sq ft and all are available for sale or to let.

Developer Barnack Estates (UK) Ltd are due to commence construction on site at the end of September.

Richard Jones from sole agents Eddisons commenced marketing the estates in late May 2022 and over 20 units have been reserved.

Richard Jones commented ‘ In a normal market place we might sell or let a hand full of units a month or so before practical completion, but to have reserved so many units without breaking ground is incredible.’

Alwalton Hill new builds has provided all the takeup to the larger logistics operators, the Peterborough land market has provided little new space to the SME market where second hand stock levels are at an all time low.

Some units have sold to investors but by far the majority are being reserved by owner occupiers, taking advance of cheap money and the opportunity to move away from renting.

Take up also continues to show approximately 30% of occupiers coming from further afield which is great for the growth of the City moving forward.
