Letting of Warehouse Unit in Thetford

Challenge

We were instructed to act on behalf of the landlord as joint letting agents on a 36,000sqft refurbished warehouse building. We identified a tenant, but the building was larger than required and external works were required to suit their requirements. The proposed works were expensive, and the tenant required early occupation to start trading.

Solution

Following negotiations with the landlord, their building surveyor and the tenants agent., we were able to reach an agreement on lease terms to meet the landlords requirements to make the cost off additional works viable as well as liaising between the parties to help agree a suitable programme that would allow works to be carried out and a suitable timetable for occupation.

Results

The letting was completed in early 2021 with a programme of works agreed along with a long term lease commitment at the asking rent.
