CHALLENGE
Europa Worldwide Group required a new warehouse with high quality Grade A offices and staff facilities due to growth of its 3PL operations. Timescales and coordination of the Developer’s Base Build, Enhancements and Client Fit Out needed to be efficiently delivered to assist with wider property lease exit events.
SOLUTION
By adopting a proactive approach in respect of the Client brief and agreeing the Base Build Specification and Enhancement Specifications for inclusion in the Agreement for Lease, including Phased Early Access, Fit Out was predominantly achieved during the wider Base Build programme to enable their “go live” to dovetail with Lease Commencement. This required a team ethos for delivery – particularly during the pandemic where social distancing, travel restrictions and material procurement presented further challenges.
RESULTS
Located on a 25-acre site at Midlands Logistics Park, the ground floor of the Corby warehouse is equivalent to seven premier league football pitches, with 715,000 sq ft dedicated to logistics. The building is BREEAM “Very Good” rated and is constructed to a high-quality specification, including 18m haunch height to facilitate three floors of mezzanines and nine levels of racking which is fully sprinklered. MHE utilises the very latest VNA technology with active stability control, wire guidance and lithium-ion battery technology. Automation includes a mini-load with specialist racking, automated conveyors and shuttles for e-commerce fulfilment.
The project enabled the client to:
- relocate efficiently
- double its logistics portfolio
- recruit over 250 individuals across a range of roles
- successfully expand its logistics operations
