The Business: Established many years ago and enjoying a fish and chip shop monopoly in the town, the current owners have now, after 12 years ownership, decided to sell and move their family into a larger home, having outgrown the living accommodation above the shop. The business has been run fairly low-key since the pandemic broke out, and on short openings. Although a fish and chips sit down cafe, as well as a takeaway, the owners have mainly run the takeaway themselves, with some casual help during busier periods. Run very much to suit the owners lifestyles, the business has huge potential to extend the opening hours, reinstate the cafe side of the business, and really take the sales turnover to a whole new level. The business currently brings in an average of £4,000 per week during the warmer months, and £2,500 per week during autumn and winter.
The Premises: The fish and chip cafe and takeaway is situated in a prime location in the very heart of the town, midst the bookshops, galleries and pubs and directly across from the towns’ main public car park. The location simply could not be better. The cafe seats 20 customers, and also has outside seating to the rear yard, should customers wish to enjoy the sunshine whilst eating. There is a separate door to the takeaway. Both cafe and takeaway are serviced by a three pan Henry Nuttall fry range and catering kitchen. Dry stores and laundry area. There is a wet-room area with rumbler and chipper in the basement, plus additional chilled storage and further store rooms. There is an outbuilding in the rear yard which houses a customer WC. Additionally this building serves as shed for storing the owners personal items such as bikes and such like. Internal stairs lead to the owners accommodation, which comprises of three bedrooms, a living room and bathroom. The views across to the fells and mountain backdrop are stunning.
